Most roof problems give you notice before water actually gets inside. The difficulty is knowing which signs are urgent and which can wait. The most obvious warning sign is a damp patch on a ceiling, usually appearing after heavy rain. Clay pantiles, which appear on older properties, become brittle over decades and the nibs that hook them onto the battens can snap without warning. Natural slate can last well over a hundred years if laid correctly, but the copper or galvanised nails holding each slate rust through long before the slate itself fails - once a nail goes, the slate drops.
Mortar bedding is another regular source of trouble. Ridge tiles sit on a mortar bed at the apex of the roof. That mortar cracks and shrinks over time, particularly after frost. Once ridge tiles start to rock, wind can lift and displace them. A displaced ridge tile is a safety risk as well as a water entry point. Pointing around chimney stacks and at verges deteriorates in the same way.
Lead flashings around chimney stacks, in valleys and at abutments are a frequent failure point. Lead work generally outlasts most other roofing materials when it is correctly installed and has room to expand and contract with temperature changes. Problems arise when lead is bonded too rigidly, when it is undersized, or when the original installation was simply poor. Cracked or lifted flashing lets water run directly into the junction between roof and wall - a spot that is almost impossible to waterproof with patch repairs once water has been getting in for a while.
